Real Estate That Starts With People.

Property is about more than bricks, numbers and transactions. It is about people, life decisions and the future they are building. I am Celine Lee, a property agent in Singapore with PropNex, team The MarketPlace.

People before property

The person comes before the transaction.

I am a real estate consultant who believes that property decisions are rarely just about buying or selling a house. Behind every property is a person, a family, a life stage, and often a significant financial decision.

My role is not simply to close a transaction, but to understand why my client is making the move, what matters to them, what they are worried about, and where they hope to be next.

I work closely with homeowners, buyers and investors to provide thoughtful advice, clear strategies and practical solutions throughout their property journey. Whether it is helping a family move into their next home, assisting an owner who is uncertain about selling, or helping an investor evaluate an opportunity, I believe in taking the time to understand the bigger picture before recommending a direction.

I combine market knowledge, numbers and strategic planning with empathy and attention to the details that are often overlooked. I believe clients should never feel pressured into making a decision simply because it benefits the transaction. Sometimes the right advice is to move forward. Sometimes it is to wait. And sometimes it is to reconsider the plan entirely.

“My goal is simple: to help my clients make property decisions they can feel confident and comfortable living with, not just today, but years from now.”

Where are you in your property journey?

Buyers and upgraders

First-time buyers and growing families facing choices, financing rules and the weight of a large commitment. You get someone who listens first, explains the trade-offs honestly, and does not push a decision that is not ready.

Homeowners in transition

Selling or moving because the family, the finances or the priorities have shifted. Pricing, positioning and negotiation handled with the emotional side of the move taken seriously, not brushed aside.

Plan your sale and next move

Owners and investors planning ahead

Calculated decisions that still fit real life: timing, cash flow, family plans, risk and an exit that was thought through before entry, not after.

Read the Renovation Advantage

Four angles I read a home through

The Renovation Advantage is how I read a unit before a client commits, shaped by my time in renovation. Each angle has changed a client's decision at least once.

See all four in full
  1. 01

    Layout Practicality

Whether the floor plan actually works for how your household cooks, sleeps, works and stores things.

  2. 02

    Renovation Potential

What can be changed, what is structural, and what a landlord, developer or authority will not allow you to touch.

  3. 03

    Cost Awareness

A clear sense of what a unit like this typically needs spending on to live in well, so that cost is part of your decision from the start, not a shock after you move in.

  4. 04

    Long-Term Liveability

How the home holds up in five or ten years: light, ventilation, maintenance load, and the room to change as your family changes.

The advisory method

  1. 01

    Listen

Your plans, worries and constraints come first, before any property is named.

  2. 02

    Assess

Finances, timing, eligibility and the property itself, checked against your real needs.

  3. 03

    Explain

Every number and rule spelled out in plain language, including the parts that count against a purchase.

  4. 04

    Compare

Options placed side by side so the trade-offs are visible instead of implied.

  5. 05

    Advise

A clear recommendation, including waiting or walking away when that is the sounder call.

  6. 06

    Support

Paperwork, timelines, handover and the practical questions that come after the decision is made.

In their words

“房子是我们人生中的避風港,在這裡充滿了我和家人的回憶。最難得的是,整個出租過程,Celine 都親力親為,讓我很放心。這是我做的最對的選擇,就是讓 Celine 做我的房屋經紀人。”

“A home is our shelter in life, and this one is filled with memories of my family. What meant the most was that throughout the whole rental process, Celine handled everything herself, which put me completely at ease. Choosing Celine as my property agent was the best decision I made.”

劉女士 · Residential
“We had a fantastic experience working with Celine and cannot recommend her highly enough. She assisted our family with both selling our property and buying a resale flat, and her support throughout this dual journey was incredible. From start to finish, Celine was exceptionally patient and attentive, taking the time to listen to our needs and answering every single question without ever making us feel rushed.”

Questions I answer most

See all property questions
With today's interest rates, is now still a good time to invest in property?
The sharper question is not whether the market is ready, it is whether you are. Rates and headlines sit outside your control.
For homebuyers today, is a BTO or a resale flat the better option?
BTO rewards patience: a lower entry price in exchange for waiting and for less choice over location. Resale rewards certainty: you see the unit, the neighbourhood and the move-in date, and you pay for that.
Freehold or 99-year leasehold, which offers better value?
Neither wins by default. Freehold means ownership without a lease running down.

Start with a conversation, not a listing.

Bring your questions, your timeline and your budget worries. You will leave with a clear view of your options, including the option of waiting.
